135 E.57th St is a large office building thatβs been mostly vacant since the pandemic.
And now it is going to be converted to housingβ350 units, including affordable.
4+ million sq. ft. of conversions are now underway in Manhattan. Letβs keep this going.

I gave quotes for an article coming Monday about the RAISE Act that, while both accurate about the opposition's behavior & true to how I feel, used impolite language.

I'm glad OCM is owning up to this mistake, but it remains a difficult situation to rectify. Entrepreneurs should not be punished, but neither should communities that simply want the law followed.

I'm horrified by the shooting in Midtown, including the murder of an officer and multiple other casualties.
I spoke to the NYPD and the Governor's office as the attack unfolded; the situation is now contained thanks to our courageous officers.
My thoughts are with the victims and their families.

From January to April/May, a herniated disc caused me sharp pain if I stood for more than 30 minutes. One of the activities I missed the most was greeting my neighbors every Friday morning.

Another Voice: New York's effort to properly regulate AI is bipartisan
Alex Bores and George Borrello
Artificial intelligence is already helping New Yorkers with medical research, agriculture and everyday tasks. As Al advances rapidly, organizations not usually associated with Al will find increasingly creative ways to use it to improve their productivity and deliver services.
However, while advanced Al technologies hold immense promise, they also pose serious risks if not properly regulated.
That's why building public trust is so critical. If New Yorkers don't trust that Al is safe, the enormous benefits of this technology will be lost. That's one reason we passed the RAISE Act, a bipartisan bill in New York that addresses some of the most severe risks from this technology.
One of us is a Democratic Assemblymember from Manhattan with a computer science degree, and the other is an upstate Republican senator who has run multiple companies. But we both agree that to ensure Al technology continues to benefit our state, we need common sense safeguards in place.
Legislators are putting aside their differences and supporting the RAISE Act because they know we need to put these commonsense safeguards in place to protect New Yorkers, who support it by more than 80%. New York has an opportunity - and a responsibility - to lead. We need a clear and enforceable public-private framework to help build public trust.
Al must be a technology worthy of that trust.
That's why we are unified in asking the governor to sign the RAISE Act into law.

To be clear, the employees in the system are not to blame, they are trying remarkably hard while starved of resources and in many cases underpaid (e.g. assigned counsel) or even unpaid (in the case of Guardians ad Litem).
But we should look at ways of improving this system.

Spent yesterday morning observing housing court. The system needs more funding:
-I saw a case proceed without a needed translator because none was available
-A judge handled 113 cases in a day
-Funding gaps mean only 61% of eligible people receive counsel

My E-Bike Data Act is now in effect! π
Until now, collision reports lumped together e-bikes, mopeds, and bicycles, making it impossible to get clear data. Now weβll finally have accurate information on street safety. It also mandates investigations when an e-bike is involved in a serious injury.
