Yes, the LIHTC property is owned by the LLLP entity and not the PHA outright due to the funding structure and FairCloth limits. That does not negate the fact that all 74 homes are income restricted to less than 60% AMI and have a 40 year compliance period due to HTF state funding.

Agreed, not only has LIHTC equity dropped to $.81 (down from $.94 five years ago) but the sales tax on my 74 unit AH development for <60%AMI is astounding, almost $1M - why aren’t PHAs and NGOs exempt?

It appears you’re unaware that we have a national housing shortage due to not building enough homes to accommodate the internal population growth. The vast majority of new homes target the +150AMI while most vacation rentals occupy smaller starter homes and apartments, the very housing stock

“Can” drive up rents? Vacation rentals DO DRIVE UP RENTS by creating a shortage of long term rentals. When you’ve done nothing to decrease the demand for rental housing but take thousands of units off market then yes, the rent for what housing remains increases because landlords are greedy

Just for reference the majority of these units are legally classified “studio” apartments since a “bedroom” according to building and fire code, must have a door and window- otherwise it’s not a “room” - hence why these “bedrooms” do not have either. They are studios.

Yes, supply-demand does impact rents as we see the rents go up as the vacancy rates go down - vacancy rates have no correlation to inflation and thus should not be a factor for raising rents.
