It's fascinating/terrifying to ride a bus on the highway because you can easily see how many drivers are playing on their phone. Some even go 2 hands off the wheel at times to better use their phone! Incredible how normalized this has become.

Goldilocks vertical circulation: double-loaded corridors have too little of it per unit, townhouses have too much of it. But one stair and one elevator (two if it’s a high-rise)? Just right!

Seattle screws up density by favoring townhomes over stacked flats, turning the new homes into a maze of stairs. Why build 6 flights of stairs when 6 homes can share 1? We should be encouraging more efficiency

I took a neighborhood planning class at UW taught by Richard Conlin. He was so out of touch with the times, it would've been laughable if it wasn't so sad. He lives in a centrist wishcasting alternate reality where the city has done a great job on housing, transit, and affordability.

I'd say we really need to get the cost of mass timber construction down in the US instead. Not only is it much better environmentally, it also feels achievable. The last project I had priced with mass timber had a lower premium over stick than going full concrete. The gap feels more surmountable.

Single stair Swiss high rise. 23 floors of apartments. 1, 2, 3, 4, and 5 (!!!) bedroom homes. Large, functional balconies. Solar protection.

This proposal didn't even win the competition. I don't love all of the concrete, but imagine this building made of timber.

At this point, we probably need a minimum of 4-6 stories/8-12 units on NR lots, no? Even 8 units might be too few to make economic sense.

Euro construction costs in general are much lower for a far superior product. I don't know how that is, but I'm constantly shocked when @holz-bau.bsky.social shares projects with construction costs in the high $100s to low $200s per sf for mass timber single stair bldgs with triple pane wood windows

Every person who gives public comment and prefaces it with how long they've lived in their neighborhood and then uses that to give more weight to why they think we shouldn't build new housing needs to also say how much they paid for their house and its current value.
