Solomon's affordable housing plan basically abolishes by-right zoning in JC. Every single big building will be subject to a city council vote on a PILOT in order to make it financially viable. There will be shakedowns for more parking and scaling down plans, as well as opportunities for corruption.

We should be building this stuff in NJ. Traffic is awful, trains are overcapacity and poor air quality is making us sick. @mikiesherrill.bsky.social weβre just wasting lots and lots of money demolishing an expressway and rebuilding it just to add a lane - which will just make traffic worse!
12.09.2025 14:06 β π 7 π 3 π¬ 1 π 0
Just imagine @mikiesherrill.bsky.social, what we could accomplish if we ran frequent service, expanded service to the Ironbound and Newark Penn, fix PATH, improve bus service - then we wonβt need to waste billions to demolish a highway & rebuild it just to add ONE lane of traffic.

Mandating projects over 2 units to have 25% affordable units is absolutely wild. Basically pointless to upzone at that point.

Dirt desire path showing need for stairs and ramp
Google map photo of pedestrian route around a parking lot
Yeah itβs a horrible pedestrian experience all around. Thereβs no stairs or ramp to the parking lot from Maple street on the opposite side. Most folks walk up a dirt desire path. The alternative is walking all the way around.

A bill before the New Jersey legislature sponsored by LD-31's Assemblywoman McCann-Stamato could lead to greater housing affordability in New Jersey.
New York, Austin, and Denver all do it. Why can't NJ?

β’@CityPortland's 2024 Housing Report confirms what many feared: raising IZ from 10% to 25% in 2021 didn't spark affordability
β it torched production.
From 900+ units in 2021 to barely a trickle since. Inclusionary zoning with exclusionary results.
βInclusionary zoningβ is one of those policies that sounds great at first but then when you look at the actual impact it ends up just being a massive tax on new apartments that exempts single family homes, accomplishing the exact opposite of the intended effect

NJ is having a primary right now - and there are still a lot of candidates who are staying quiet or supporting the Turnpike Expansion.
This is an $11B project to DOUBLE the size of a highway. The next governor will decide if this is how NJ residents money should be spent.

But @3underscores.bsky.social sent me down a rabbit hole around why thereβs so few 3-brβs in modern apartment construction. I honestly thought it was mostly market dynamics at play, but had no idea how difficult code/zoning has made things.

yes, we should build on federal land, but the best way to do that is by building on top of VA parking lots, post offices, and other federal land in already-built up areas rather than just going deeper into exurban sprawl

hudpost.com/baraka-takes... Ras Baraka should stop running as a NIMBY. Claiming that Jersey City hasn't built affordable housing is a straight up lie, it's built *far* more than Newark. Let's start with the fact that Newark did not enforce its inclusionary zoning ordinance for years.

NJ Legislature
The New Jersey State Legislature
NJ RESIDENTS: There's a very important bill in the NJ Assembly, which would make incremental growth via small 4-to-5-story buildings more feasible & allow new apartments to have more light & air: A4972 would allow towns to permit single-stair buildings <6 floors.
