Weβre in an overland floodplain because of Hooffβs Run too. If we do any βmajorβ work on the house, weβd be required to abandon the basement as living space, but because itβs a βcovered area greater then 7 feet in height,β it would still count against the FAR. π

It's also beyond ridiculous that covered porches and space under outdoor decks counts against FAR. Additionally, because of the way the zoning code is written if we do any renovation to the EXISTING house, we would need to REDUCE its size! π€―

FAR in Alexandria seems ridiculous and arbitrary. We're 2 blocks from the King St Metro on a 1902sf lot, but because we're zoned for .75 FAR, AND because our walk-out basement doesn't count as as "basement," our existing house already exceeds the FAR. And don't get me started on "open space..."
