...with northern regions and Wales more 'affordable', the midlands in the middle and the south, east and London at the bottom. While 'affordability' has ticked up recently, this is at a faster pace and from a higher base in more affordable regions than London and the south.

Figure 6 demonstrates this well - it shows the proportion of homes sold for less than 5 times local earnings (therefore 'affordable'), in each region over time. London is the least 'affordable' region by this metric, while North East is the most. The clusters of regions are as you might expect...

First-time buyer mortgage sales fell across London in decade to 2023 - Office for National Statistics London is no longer the top location for UK first-time mortgage buyers, as new homeowners purchase homes in more rural and affordable locations.

Housing Purchase Affordability, UK - Office for National Statistics Ratios of house prices to annual disposable household incomes, by decile, for UK countries and English regions. Additional measures of housing affordability series.

ONS aren’t on Bluesky yet but we published this yesterday - shows that the average home in London isn’t ‘affordable’ for any household income decile. In 3 other regions, the ave. home is only ‘affordable’ to the top income decile 🏡
