The outpost grocery story in Bay View is a legitimately pretty decent coffee shop. Lol. Coffee is solid, prices on drinks and pastries are ~35% under coffee shop prices, free wifi.

That means if if you were a doctor, dentist, lawyer etc and had a lot of ordinary income, it could be advantageous to build a small-plex, the depreciation would offset your income, and you didn't have to be a real estate genius to make it pencil. The tax benefits alone made it a good deal.

The basic mechanism here is that pre-1987, you could depreciate an apartment building over 15-20 years using a 175% declining balance (almost "double declining" from tax 101), which front loaded the depreciation schedule.

Tbqh for me the biggest surprise from The Low-Rise Speculative Apartment was that accelerated depreciation was a huge factor in the construction of dingbats - because they were single lots and could be depreciated quickly it was a huge boon for people like doctors, lawyers, etc to build one.

As an aside, you're way better off being wisconsin having crappier farm land and bigger dairy industry. There's jobs up and down the value chain. Milk, cheese, yogurt, processed foods like cheez-its and frozen pizzas, meat packing, pet food, etc.

I don't get it. They are selling out MLB stadiums and have tv deals to show their games for what looks like basically the Harlem globetrotters of baseball.

Instead of thriving agriculture communities, we get ghost towns and endless rows of corn harvested by ever larger and more sophisticated machinery. And to make matter worse, instead of growing all our food in the fertile, wet, naturally irrigated midwest. We waste our time growing in the desert.

Ethanol subsidies & mandates are the worst. We waste half the breadbasket of america growing a sweaty monoculture of corn with extremely low labor input and few value-added opportunities, completely hollowing out what should be a thriving agricultural region.

The whole western hemisphere has de-emphasized Columbus in their celebrations of european/american "first" contact. The US was a late arrival to the naming trends.

Not only that, you can go to Germany and find much cheap prices. The tariffs are clearly impacting our prices on things like clementines and whatever that are grown overseas much of the year.

Every time I go to the doctor and I need to spend 20 minutes filling out multiple forms that all amount to “I understand that the provider can bankrupt me with bills for $500 aspirins without my prior consent.” I go full socialist.

I don't get the strategy of having the fight before americans see their premiums instead of taking the CR, letting folks get pissed, and having the fight in a couple months.
