Well for one, when they cut the GST for rentals, Metro Van immediately swooped in to triple dev fees, effectively stealing the subsidy and gifting it to homeowners in the form of lower property tax. I don't see the point in these kinds of subsidies unless paired with an effective freeze on dev fees.
