By the time I left NYC, my rent was literally half of my neighbors who had an apartment with the same layout.

Market rate rents are the bigger problem with regards to affordability, IMO.

I lived in a rent stabilized unit in NYC for a decade. There were 2 years where rent increases were 0 and some others that were less than 1%. I think maybe 1 or 2 years that were 2% or more.

No idea what's happened since I left, but people don't die if rent stabilized units don't go up.
