Politicians need to stop talking about โ€œhome pricesโ€ like theyโ€™re realtors. The reforms that YIMBYs advocate for show up as lower RENTS and CONDO prices that are LOWER than detached homes but still profitable to build and sell.

Arenโ€™t they talking about the state legislature approving a state ballot measure that would gerrymander the congressional map? I donโ€™t think it has anything to do specifically with state legislative redistricting or election systems, does it?

My advice to @votealexlee.bsky.social is this: propose that in exchange for gerrymandering all of our congressional districts for Dems, we transition the state legislature to a nearly gerrymandering-proof system like multi-member proportional districts. So we never have talk about โ€œfair mapsโ€ again.

What I mentioned is not hypothetical, itโ€™s the primary thing allowed under San Franciscoโ€™s Residential Unit Conversion and Demolition Ordinance under Chapterโ€ฏ41A of the San Francisco Administrative Code. Specifically it protects any unit occupied by a tenant within the last 7 years.

Not sure if this is the comment you refer to but what if the โ€œrebuilt unitsโ€ replaced by multiple units started as a single family detached home that was sold by an owner-occupier and hasnโ€™t been occupied by a tenant for several years?

Free rent promos (reduced amortized cost over the lease period) are technically an example of lower housing prices. Or maybe by โ€œhouse pricesโ€ you mean specifically sale prices of detached single family homes? Then weโ€™re really not comparing the same things.

We have them split too (though we donโ€™t really do anything with that data like tax them at different rates) but the assessments are based on โ€œprop 13 base year assessmentsโ€, yes.

And you can completely disregard profits here... If sales of your patented product don't generate profit margins high enough to cover the tax then did you really need a patent?

So this should end up being more like a gross receipts tax for the patented products. Maybe 5% on the first $5M in revenue then 10% on the next $10M, etc... ratchet it up until you top out at 50% for revenue over $500M ?

QT because I can't reply, but the right way to tax patents (I think) is to have a progressive tax on the annual revenue generated by the product that is patented. Assessing the "overall patent value" is going to be hard but with product sales there are literal receipts.
