1/ How much does Melbourneβs zoning restrict housing supply? We ran the numbers in Boroondara, one of Melbourneβs wealthiest areas, comparing current zoning to 6-storey height limits.
The results? Stark. π§΅ π
Let's be clear about the difference between
1. Big 'A' Affordable housing-where either const cost or rents are SUBSIDIZED by generally public money to be below what the market would bear, and
2. little 'a' affordable housing-where size, type, age makes it LESS EXPENSIVE than average).
and just like it's going to be easier to build in Waikato Vs Hamilton. this will create all sorts of urban challenges.

with Hamilton opting out of MDRS this may create an interesting urban shift.

we only super sized suburban controls and are bemused when things didn't quite meet our expextations. hopefully the AUP review addresses this.
this is a reporting requirement under the NPS-UD and is part of the housing and business case assessment.

terraces = row houses
duplex = semi attached (single party wall)
Unit = a mixture of 1970s single storey attached flats sometimes stacked.
walk up apartments = 3 storey block of flats, no lift.
townhouse = mostly a real estate term to mean anything on a small lot.
we have NZS3604 ('the' building standard which prescribes building in accordance with the building code) this is a light weight construction standard up to 3 stories. the entire building industry is geared around this standard.
it's a significant reason why most builders have been able to adapt.
carparks spaces should be separately rated. that would incentivise it's reduction, and where needed would be utilised better.

managers are often hired from within & are known to the biz, if not go through several interviews etc.
if a manager is not performing that's on the business to correct if not they are a shite biz
individualised rubbish bin collection is not fit for purpose for urban environments.
We need to move to more urban solutions with common collection bins.
These bins are placed in the bike lane. Even if they weren't, the grab arm from the truck would have to reach across the lane. both bad.
yeah that's the only niggle. however the small diversion via mountain road wold enable a stop at Clifton court which is a good stop location. some small sacrifices maybe required.
