Rental affordability is a nationwide problem!! I love the NLIHC's Gap study for Guys Like This. The data don't lie and, as you note, the number of first-time homebuyers is plummeting esp with interest rates where they are lmao.

Your so right about the loss harvesting though, especially with being able to blame it on the last CEO. But given the plummeting in the special release market, it must be moving many fewer units. Maybe it never made a play in the on-premise.
